Old Town Waterfront Business
This charming resort/guesthouse in Lanta Old Town, is an established boutique resort opened 8 years ago. Featuring a selection of seafront villas and suites. It is a small resort with a Separate food and beverage business, ideal for an individual or couple to operate.
Last year, the bar and restaurant building (on the road side) was sold and will continue to operate as usual. The restaurant owner is open and contractually obligated to work with the new operators of these suites and villas.
This will be a quick sale with the new operators committing to the sale by June 28, 2014.
The starting sales price is based on 2.5 years of the annual net revenue (plus the ‘key-money). The starting price is 2.3 M THB or best offer.
The business currently for sale consists of two main components:
1. Villa + Suites: 9 year lease includes 3 waterfront suites (with room for expansion) and 1 waterfront villa.
2. Ownership of 3 websites dedicated to the rent and sale of rooms (and Facebook page) and control of the current marketing and direct customer bookings made possible by the popularity of these sites. This is a good opportunity for the buyer to quickly expand these websites into a ‘villa rental business’ for Lanta Old Town.
Expansion of a ‘villa rental business’ is possible by either managing bookings for 3rd party villas, guesthouses and rooms already built in old town (for their owners) or by renovating the current properties and additional properties in old town.
The lease details:There are 2 different landlords (owners) of the three villa suites we currently operating (plus the separate agreement to run additional rooms). Both landlords have agreed to sign a 9-year lease for the new operators.
The lease for Suite One and Suite Two requires a one-time 200,000 THB ‘key-money’ payment to the owner which is included in the sales price. The monthly rent for these two units is 9,000 THB for the first 3 years of the lease, 12,000 THB for next three years and 15,000 THB for the remaining three years on the lease.
The lease will be registered in the name of the new operator. The lease for Suite Three requires a one-time 100,000 THB ‘key-money’ payment to the owner which is included in the sales price. The monthly rent for these two units is 4,000 THB for the first 3 years of the lease, 6,000 THB for next three years and 8,000 THB for the remaining three years on the lease. The lease will be registered in the name of the new operator.
