Situated in the ever popular Long Beach, Koh Lanta, this well established and beautifully maintained Hotel Resort is unlike any other on the island, and offers guests high standards of modern living in a scenic, peaceful and convenient location just a few minutes walk from the beach.
The resort itself comprises of 8 guest units which are dotted around the central garden pool area, and vary in size to accommodate both couples and families in comfort and privacy.
Sizes and styles of each beautifully furnished and well appointed unit vary, and range from 28sqm to 43sqm.
There is also a larger family unit close to the pool of 92sqm, and this is spread over two floors. A number of the units have small kitchenettes.
There is a separate reception and meeting area at the front of the Resort which includes high quality accommodation for the owner or management. Additionally, there is a parking area.
The Hotel Resort is legally registered as a Hotel, and is being offered with a legal Thai Limited Company, making ownership for a foreigner very simple and inexpensive. Additionally, all licenses and permits are up to date and valid.
The Hotel Resort has excellent reviews on all the major booking website's (in addition to having its own effective website) and runs at high occupancy with healthy net profit, making the business extremely viable.
Although the total land area is not particularly large, it is worth mentioning that only 70% of the resort area has been utilized, and there is scope to add a further 3 or 4 units of a similar style and size to the most popular double units, and this would increase the net profitability by as much as 50% overall.
The vendor (also the developer/Resort manager) initially built 5 units, but added a further 3 units of which the costs were fully recovered within a single season, and the business has been in very good health since it opened in 2009.
There may be an option to acquire an additional 6 high quality units on adjoining land and bring them into the business, and this can be discussed at the appropriate time have they not acquired already by the vendor before mid 2016. This acquisition would increase net profit by a further 20% minimum.
The property has 3 phase electricity, access road, and importantly, its own deep water well which provides more than enough clean and filtered water for both the pool and the Resort throughout the year.
